CENTRAL INDIANA HOME SALES UP 26% IN NOVEMBER
Boone & Johnson Counties Post Biggest Percentage Gains Compared to November ‘08
Indianapolis, IN–(December 21, 2009)–November, 2009 home sales in central Indiana increased 27% compared to November, 2008. Sales in the Indianapolis area in November totaled 1,907. That compares to 1,500 homes sold in the nine county reporting area in November, 2008, according to RE/MAX of Indiana.

Several Counties Show Extraordinary Gains
All nine central Indiana counties showed gains in November, 2009 home sales compared to November, 2008. However, Boone, Hamilton and Johnson Counties reported the largest gains.
Boone County: 67%
Johnson County: 59%
Hamilton County: 45%

Simple Overview for First Time Home Buyers

The First Time Buyer Tax Credit & low mortgage rates have motivated a lot of first time buyers to enter the real estate market. Some of these first time homebuyers have savvy parents that are able to walk them through the buying process or at the very least understand the basic steps involved with buying a home in Indianapolis. However, for many parents it’s been quite a long time since they have purchased their own home. There have been numerous changes in the Indianapolis real estate market over the past few years, it’s important to find an Indianapolis Realtors that has stayed current and educated with all the changes. As a real estate agent who works with a lot of first time home buyers, I’ve come across some questions that I will address in this post.

Real Estate Lending- First time homebuyer should talk to a qualified lender before looking at houses. I know it’s tempting to get online and begin a search for Indianapolis real estate, but it’s truly a good decision to speak with a lender first. It will let the buyer know what they can afford and what type of payment to expect.

Showings- Once the buyer is pre-approved, they are ready to start viewing properties. Last week I was asked “how does a showing work, will a lot of people be looking at the house at the same time…?” A showing is arranged by the buyer’s agent. The buyer’s agent will call the company that has the property listed and let them know the day and time of the showing. The company will then call the seller and setup the showing. The listing agent or representative of that company will call the buyer’s agent and confirm that the showing has been approved. At that time, the buyer and their agent will go to the property and be able to view the property without any interference from the sellers. It’s not that we don’t like the sellers but we want to be able to view and discuss freely without offending anyone.

Making an Offer- This step seems like it should be rather self explanatory, but I’ve come to find out very few buyers really know what is involved. Once a property is selected and offer is the next step. The buyer’s agent will sit down with the prospective buyer and propose and offer to the seller. We will fill out the contract, including all necessary terms about the loan, property, any potential closing cost help and so forth. This takes about 20-30 minutes depending how questions and how much explaining needs to be done. (Note to Agents: York and Adams County have their own agreement of sale that is much shorter than the PAR form, but we are switching over Jan 1, 2010, so the time to write and offer should increase). Once the offer is completed, it is delivered to the Listing Agent to present to the seller.

Acceptance or Counter Offer- If the seller agrees to the terms of the contract, they will sign the offer, and we will have a ratified CONTRACT. If the seller does not agree to the terms, they will make necessary changes and hand it back to the buyer’s agent. This is what is called a counter offer. The buyer has the option to make further changes in the form of another counter offer, or sign the counter offer into a ratified CONTRACT.

In the words of Dave Matthews “celebrate we will” – Congratulations you’re under contract.

So what is next.

Inspections- It’s highly recommended that a buyer have inspections done. A whole house inspection, pest inspection, septic inspection if applicable (might be public sewer), water test (if on a well), radon test, mold test are all optional tests. The inspector will come to the property do the tests and submit a report. If defects are found, these problems can be negotiated between the buyer and seller. This really protects the buyer from getting in over their head so to speak.

Appraisal- If you aren’t paying cash the bank is going to require an appraisal. They need to guarantee their investment. Yes it is your house, but the bank will be holding the note (mortgage) so they need to confirm that their investment is worth what you are paying them back for. If they have to foreclose they need to be sure they can sell their investment for what is owed.

Assuming the appraisal comes in with enough value, it’s time for settlement.

Settlement- Settlement is where you sign your mortgage documents (a lot of signing). It’s also where the deed for the house changes hands from the seller to the buyer (new owner). This is also when the buyer will get to the keys to the house. At this point the buyer becomes the home owner. At settlement you will also pay for title insurance to guarantee free and clear title of the home.

I hope the above helps you first time buyers out there understand the basic steps involved in the Buying process. Don’t forget that is you have a contract before April 30, 2010, and settle before July 1, 2010 you’ll be eligible for the 8000.00 dollar first time home buyer tax credit.

This can take anywhere from 15 minutes to an hour depending how questions and how much explaining needs to be done.

Acceptance or Counter Offer - If the seller agrees to the terms of the contract, they will sign the offer, and we will have a signed CONTRACT. If the seller does not agree to the terms, they will either ignore, deny, or make necessary changes and submit it back to the buyer’s agent. If they make necessary changes, that’s what’s called a counter offer. The buyer has the option to make further changes in the form of counter to the counter offer, or sign the counter offer into a contractual Agreement.

So what’s next….?

I’d like to get this new site off to a start by introducing myself. My name is Ryan Crozier, but my friends call me Tiny.

After graduating from North Central University in 2006 my wife Andrea & I got married and moved to Avon, Indiana. I fell in love with Avon during my first visit. I distinctly remember calling my wife and telling her how it was such a great area with new houses, convenient shopping, & just a short drive to downtown Indianapolis.

Less than one year after moving to Avon, I decided to begin the process of becoming a Real Estate Agent. I was confident that I could provide a unique & refreshing service to people looking to buy or sell their home in the area. I’ve now had my license held with RE/MAX Excel, REALTORS in Avon, In for over a year. I’m constantly seeking out opportunities to better myself and become the local Hendricks County real estate expert!
